· Make your home show at its best. Simple cleaning and small repairs can make thousands of dollars difference in the end. A home that shows well, sells well.

· Consult your realtor before doing major upgrades. Many people will decide to put in a “dream” kitchen or repaint the whole house. Many times you won't get the money out of the improvements. Make sure you talk to your realtor before spending any major money. It may be unnecessary in the end.

· Don't Choose A Realtor based on price. If you decide to list with a realtor just because they price your home the highest it could cost you thousands in the end. Look at their experience in the market place and how they will market your home.

· Know your rights and obligations before you sign a contract. Make sure your realtor has explained all the terms of the contract and what you will need to do. Ask the questions before you sign the contract.

· Ensure your home is being properly marketed. Anybody can put a sign in your yard but not everybody can ensure that your home is exposed to as many buyers as possible in a short period of time. Studies show that most buyers are using the internet to find a home. Does your realtor have a website?? Marketing your home takes a variety of steps and plays an important role in ensuring you receive top dollar for your home.
